Core House Cottages Access Statement


Core House and all the adjoining buildings originate from 1820 when the house formed part of the Cave Estate and included outbuildings and stables.


When the outbuildings were converted to holiday cottages during 1999/2000 many alterations were made but essentially the character of the property remains as it was built. Whilst as much has been done as possible to make each of the cottages as accessible as possible for all, it has not been possible to make major changes without making fundamental changes to the structure. For example, both cottages have some part of the accommodation accessed by stairs and it is not practicable to install a lift access; therefore it may not be possible to accommodate those with severe mobility impairment.

Arrival and Access to the Cottages
The car park has spaces for at least five vehicles and is approximately 10 metres from the cottage doors. The car park surface is tarmacadam coated with a non-slip stone finish and has a slight slope. There is no street lighting in the vicinity but we do provide some lighting of our own.


For those who do not wish to arrive by car, the nearest train station is at Honiton some 8 miles from Core House. Several Taxi operators work from Honiton Station but these need to be pre-arranged. There is a bus stop at the bottom of Burscombe Lane, some half a mile walk from Core House and you can access several local destinations from this stop. The key for each of the cottages is in a coded key safe clearly visible alongside the door of each cottage. Details of the key code set for your holiday will be sent to you prior to your holiday.


Bell and Oak Cottages
The cottages are approached from the car parking area along a level paved path through a garden area. There are three steps down16cm in depth. There is a handrail on the wall alongside the steps. To access each cottage there is a threshold of some 20cm in depth. The cottages are designed as mirror images of each other therefore the dimensions given below are the same for each of them.

Downstairs (The Hallway and Bedrooms)

Once inside the hall the bedrooms are situated on the ground floor accessed through two doors one of which is 60cm wide and the other is 76cm wide. Each cottage has two bedrooms; one double and one with twin beds. The double bedrooms in both cottages each have a standard 4ft 6in wide double bed which is 60cm high. The twin bedded room in each cottage have two 3ft beds with a 46cm space in between.

Access to the four en-suites in the cottages is from the bedrooms through a 60cm wide door in each case. Each cottage has an en-suite shower room and an en-suite bathroom.

Each shower room has a semi-circular corner shower, the straight sides measuring 740cm x 740cm with a sliding access door. There is a step into the shower cubicle of 15cm. The washbasin is rounded at the front and is built into a vanity unit 84cm high. The toilet is 40cm high and the flush is inset within the low level suite.

The en-suite bathroom consists of a 1450mm bath with a mixer tap which controls the shower unit and bath water as necessary. There is a shower curtain for use when the bathroom is used for showering. Living Area

The living area is accessed from the hall by way of 11 steps some 20cm in depth. This open plan area is all level and consists of a sitting area with two 2 seater settees with side tables and tv/dvd player with a wall-hung feature electric fire. This leads to the dining area with a table and four chairs, off which is the open plan kitchen. Kitchen units are 91cm height to work surface with built-in oven, fridge, washer/dryer, and dishwasher. The electric hob is built into the work surface and the microwave oven is positioned on the work surface. Wall cupboards are approximately 140cm from floor level to opening handle.

Outside Sitting Area

There is an outside grassed area for guests' use where there is a table with benches and two seats. This can be accessed by going through the small gate at the top end of the car park up a gentle slope which is partly gravel and partly grass. The sitting area is about 30 metres from the car park.
